Understanding the cost structure of turnkey homes is crucial during the planning phase, and already in 2025 clear differences can be seen depending on house model, standard, and region. Statistics from Statistics Sweden show that the average price for single-family houses landed at around 4 million SEK during the first quarter — in Greater Stockholm, the average was as high as 7 million SEK.
When it comes to prefabricated or modular turnkey homes, the range is wide: simpler versions start at around 1.7 million SEK for 80–100 sqm (equivalent to about 20,000 SEK/sqm), while energy-efficient standard houses range between 2.5 and 3 million SEK (up to about 30,000 SEK/sqm).
For modular houses with medium standard, we see levels of 30,000–45,000 SEK/sqm, and for more exclusive or architect-designed solutions, the price can exceed 45,000 SEK/sqm.
